From First Contact to Estimate to Job Completion
We at Kraftaverk understand how challenging it can be to find the right general contractor for the right price. That is why we have designed the following estimate protocol so you know what to expect when inquiring with us about your project.
Step 1 - Fill Out Our Preliminary Project Form
There are a few pieces of information that we need to gather in order to serve you better. Filling out our Preliminary Project Form will give us a general idea of the current circumstances surrounding your project so that we can be prepared when getting in contact with you.
Step 2 - First Meeting
Our first meeting with you will likely be over the phone, but can also be through email if needed. In this step, we will discuss in greater detail, the information you provided in Step 1. Our goal in this step is for you to get to know who we are and to determine if we can fulfill your project needs in the time, and within the budget, that you have provided. At this point in time we aim to give you a ballpark estimate of how much the project is going to cost based on the information we attain from Steps 1 and 2. This number will be just an estimate, and a very rough one at that, but it will at least give you an idea of what we feel your project cost will be. It will also enable us to move forward to Step 3.
Step 3 - Contract Negotiations / Bidding / Contract Execution
After our first meeting, we can collectively determine if it is appropriate to move forward with negotiations terms that may result in a Service Contract. During this time, we will learn more from one another and can better determine the following: (1) the scope of work that needs to be performed; (2) how long it will take to complete the project; and (3) how much it is going to cost. Step 3 may include a bid if the owner is activley seeking bids from multiple contractors. Step 3 concludes with execution of the Service Contract, and at this time, you will have a more accurate estimate for how much the project will cost notwithstanding Change Orders in Step 4.
Step 4 - Initiate Design Build or Remodeling Process
After the Service Contract is executed, we can start either the Design Build or Remodeling Process, depending on the needs of your project. Diagrams explaining both of these processes can be found on our Home Page.
Step 5 - Change Orders
Change Orders represent changes in the scope of work initially agreed to be performed by Kraftaverk in the Service Contract. We aim to be as accurate as possible when establishing an estimate of overall project costs and fees during Step 3, however new information about the project may come to late after the job is started. This new project information may result in additional labor and materials, leading the parties to agree that a Change Order is appropriate. Change Orders must be signed by both the owner and Kraftaverk in order to be effective. In a way, they serve as an amendment to the Service Contract.
Step 6 - Job Completion
After Step 4 and 5 run their course, your project is complete! Please contact us again with any future projects you have. We greatly appreciate referrals and any feedback you may have. Thank you for your business!
